New Construction Inspections
When building a new home, Ellis County Home Inspections offers a phase inspection. We offer this service to builders to meet the TRCC inspection requirements, or for the home buyer to be your construction "watch dog." A phase inspection is a three part inspection. The first inspection is before the concrete is poured. This allows the inspector to see what will be under the slab and to recommend repairs before plumbing and other underground issues may be covered up. The second inspection is the "framing inspection", before the drywall is installed. Lastly, is the final inspection once the house is complete. This process is the most thorough and complete inspection a home can receive and is highly recommended for new homes.
When selling a home, the inspection process can help in several ways. First, it allows you to see your home through the eyes of a critical third-party. Then, repairs can be made ahead of time so defects won't become negotiating stumbling blocks. This may encourage the buyer to waive the inspection contingency leading to a quicker closing. Also, the inspection report reduces your liability by adding professional supporting documentation to your disclosure statement. Copies of the inspection report along with receipts for any repairs should be made available to potential buyers.

VIP stands for Voluntary Inspection Program. This is a program implemented by the Texas Department of Insurance for homeowners who may have trouble getting home owners insurance. If you have been denied home owners insurance, a VIP inspection can help. When your home passes the VIP inspection, the inspector will issue a "certificate of insurability." With this in hand, insurance companies must issue a homeowners insurance policy. If your home does not pass, you will learn what must be done to get it to pass.
